Whether you’re a private client or a developer, every project starts with a conversation. Our design journey follows the RIBA Plan of Work, but we begin with something unique to PAD studio – a Conceptual Narrative. This bespoke document captures the essence of your project, weaving together place, purpose and potential. It’s our way of grounding the design in meaning from the very start.

We love to see the world – and we work wherever there’s an inspiring project that needs our skills. While we’re predominantly UK-based, with projects in London, Edinburgh, Cornwall, East Sussex, the South Downs, Dorset and Hampshire, we’re also working internationally, including in the USA and Ireland.

Our fees are transparent and tailored to each project and dependant on complexity, budget and project type. They’re typically structured around a series of priced services and deliverables aligned with the RIBA work stages. Once your project brief is confirmed, we’ll provide a clear fee estimate so you know exactly what to expect.

Absolutely! We have a wealth of experience working with historic and listed buildings, including Grade I and Grade II restorations, retrofits, and both public and domestic projects. Our approach is rooted in respect for the past and a commitment to sustainability – embracing the existing fabric while adding contemporary layers that future generations can clearly distinguish and appreciate.
We believe that working with historic buildings is not just about preservation, but about storytelling, craftsmanship and climate-conscious design. It’s a challenge we relish, and one that continues to shape some of our most meaningful work.
Our main focus is designing new build houses, but we do take on a limited number of extension and refurbishment projects. We don’t usually take on small-scale attic or garage conversions, but if your project is particularly interesting, quirky, or presents a unique design challenge, we’d love to hear about it.

The cost of building a PAD studio house varies depending on factors like size, performance specification, choice of finishes, site conditions and construction method. As a guide, construction costs now start at £4,500/m², with many of our projects exceeding this depending on ambition and complexity.

A PAD studio house is not just a home – it’s an investment, a legacy of thoughtful design, sustainability and beauty.
Paragraph 84e of the National Planning Policy Framework (NPPF) – formerly known as the ‘country house clause’- allows for the development of isolated homes in the countryside, but only where the design is truly exceptional. These homes must reflect the highest standards in architecture, significantly enhance their setting, and be sensitive to the defining characteristics of the local area.
At PAD studio, we have a large number of Paragraph 84e projects on our books, and we’re proud to be recognised as leaders in this field. Wendy Perring sits on the Design South East (DSE) Review Panel as a design and sustainability expert, regularly reviewing Paragraph 84e applications. She also sits on the South Downs National Park Design Review Panel and has written extensively on the subject.
